Cabot, Cabot & Forbes tops off 180,000 s/f The Bolt

September 25, 2026 - Owners Developers & Managers

Woburn, MA Cabot, Cabot & Forbes (CC&F) topped off The Bolt, a 180,000 s/f center for innovation along the New Boston Corridor.

Representatives from CC&F, John Moriarty & Associates, the U.S. Environmental Protection Agency, Jacobs, and additional project team members, attended the Sept. 4 ceremony and signed the beam that was then placed on the top floor of the building.

“The Bolt is positioned to be a new home for the next generation of companies that will inevitably bring a diverse array of talent and innovative services to the region,” said CC&F CEO Jay Doherty. “CC&F is proud to see the progress of the project remain on target, and the topping off brings us one step closer to the finish line.”

The Bolt, which is being built on spec by John Moriarty & Associates, will be a modern, versatile space designed to meet the needs of a wide spectrum of industries, and is expected to create approximately 300 new jobs.

A hub for growing and innovative businesses, its location is just North of Boston, along I-93 and I-95 (Rte. 128) and adjacent to the Anderson/Woburn MBTA station. The Bolt, expected to be ready for occupancy in the second quarter of 2027, is just one of several development projects helping this area to thrive. Most recently, the New Boston St. bridge opened on Sept. 3, a $30 million project by MassDOT that stretches over the Anderson Regional Transportation Center, reconnecting North Woburn, the New Boston Corridor, and I-93. The original bridge burned down in 1972 and was not restored until now.

The Bolt continues CC&F’s $400 million investment in the redevelopment of the former Superfund site that includes Emblem 120, a 289-unit luxury multifamily housing and retail development, as well as Zero New Boston, a proposed multifamily project that will include 250 apartment units, garaged parking spaces, and 1,200 s/f of retail. CC&F expects to break ground early next year.
