Rubin Rudman to establish headquarters at Tishman Speyer’s One Federal St.

Boston, MA Tishman Speyer has secured a new headquarters lease with Rubin Rudman at One Federal St., its 38-story, 1.1 million s/f tower in the Financial District.

Under a 15-year lease, Rubin Rudman’s new headquarters will span 57,844 s/f across One Federal’s entire 23rd and 24th floors and a portion of the 25th floor. The firm, which for more than a century has been a trusted legal partner to businesses, institutions, individuals, and families across the Boston region and beyond, will move from its 42,994 s/f office at 53 State St. in early 2028. Rubin Rudman will join a roster that includes several of the city’s leading law firms, including Morgan Lewis, Verrill, Day Pitney, Todd & Weld, and Conn Kavanaugh.

Since a 2024 restructuring, Tishman Speyer has secured over 350,000 s/f of leasing at One Federal St.. This activity includes a 106,000 s/f lease with the Commonwealth of Massachusetts through DCAMM, which brought together six state agencies in two full floors at the property. 

Tishman Speyer also implemented a successful prebuilt suite program at the tower, completing transactions with leading artificial intelligence, financial services, insurance, and technology companies.

All Tishman Speyer customers and their guests have access to ZO, the firm’s global amenities network. At One Federal, that includes a fitness center, concierge service, covered parking, and access to ZO Range, a TrackMan golf simulator. Perched on the ninth floor is 9OFS, Boston’s premier venue for private events. The 11,000 s/f conference, lounge, and event facility boasts spectacular city views and an unrivaled indoor-outdoor experience featuring an open-air terrace and lush half-acre rooftop garden.
