NAI Parsons brokers $6.27 million sale of 49,470 s/f warehouse/manufacturing property

Hudson, MA NAI Parsons Commercial Group Boston has finalized the sale of 4 Cabot Rd., a 49,470 s/f flex, warehouse and manufacturing facility situated on 10.99 acres for $6.27 million.
Alex Wood, Lenny Pierce, and Arlon Brown, SIOR of NAI Parsons represented the seller, Vulcan Industries, and procured the buyer, Reclamation Partners.
Constructed in 1996, the property is located within an established commercial and industrial corridor near the I-495 and I-290 interchange via Rte. 85, providing access throughout Greater Boston and Central Massachusetts.
The property had been occupied by Vulcan Industries since 1996, before being delivered vacant as part of the sale.
The building was acquired by Reclamation Partners, a Boston investment firm founded in 2025 by Dan Connaughton and Matt McCarthy, as the company continues to expand its industrial footprint in the Northeast.
“Dan and Matt have accomplished a great deal in under 2 years,” said Pierce, senior director and capital markets lead for NAI Parsons. “To build a reputation as an honest, diligent and efficient executor in this market takes a typical group far longer than they’ve needed to establish such a track record.”
“4 Cabot Rd. presented a unique opportunity to acquire a highly functional industrial asset in one of MetroWest’s most established business corridors,” said Wood, director – brokerage at NAI Parsons. “We’re pleased to have completed the sale and look forward to continuing our involvement with the property as we bring the available space to market for lease.”
The facility features 49,470 s/f of warehouse, flex, and manufacturing space, including three loading docks, two drive-in doors, 18’ clear height, 1,000-amp/480V three-phase power, full sprinkler coverage and HVAC throughout.
Following the acquisition, NAI Parsons has been retained to market the property for lease. The ±49,470 s/f building is currently available in its entirety, offering a rare opportunity for a tenant seeking approximately 50,000 s/f in the I-495/I-290 market. Subdivision may also be considered, providing flexibility for a range of industrial, manufacturing, warehouse and flex users.
The combination of substantial acreage, flexible building configuration, loading capabilities and immediate highway access positions 4 Cabot Rd. as a compelling option for companies seeking a well-located facility in MetroWest.
“We are delighted to partner with a sophisticated investor who understands the quality and unique attributes of this asset,” said Arlon I Brown SIOR, “As we move forward with the leasing assignment , our focus will be on identifying highly qualified tenants who recognize the property’s strengths and can maximize its potential.”
