TOCCI Construct, LLC awarded $50.2m U.S. General Services Administration rehabilitation contract for Building 107 at Charlestown Navy Yard

Charlestown, MA TOCCI Construct, LLC, a fourth-generation, family-owned construction management firm, has been awarded a $50.2 million contract by the U.S. General Services Administration (GSA) to rehabilitate Building 107 at the Charlestown Navy Yard.
The project, undertaken for the National Park Service (NPS), will restore the historic building and prepare it to serve as the new headquarters of the National Parks of Boston. The completed facility will bring offices, maintenance shops, educational areas and meeting spaces together under one roof.
Built in 1904 for the Navy Yard’s Public Works Department, Building 107 is a 61,000 s/f historic brick building with two floors and a large attic. It stands within the Charlestown Navy Yard National Historic Landmark District.
TOCCI’s work will include a comprehensive restoration of the building envelope in accordance with federal historic-preservation standards. The scope includes masonry repointing; roof deck, insulation and slate roofing; skylights; copper gutters and downspouts; and window restoration and replacement.
The interior will undergo a complete renovation, including new mechanical, electrical and plumbing systems. The project is pursuing LEED certification and will improve the building’s accessibility and energy performance while preserving the historic elements that define its character.
Located along Boston’s Freedom Trail, the Charlestown Navy Yard welcomes more than 1.5 million visitors annually. The rehabilitation of Building 107 is part of a broader National Park Service strategy to consolidate operations, address deferred maintenance, and strengthen the Navy Yard as both a working campus and a public destination.
“Building 107 is exactly the kind of project our firm was built for,” said John Tocci, chief executive officer of TOCCI. “This work demands respect for the building’s history, a high standard of craftsmanship, and the ability to manage the requirements of a complex federal project. We’re honored to have been selected by GSA and trusted with the next chapter of a building that has served the Navy Yard for more than 120 years.”
“Marble Fairbanks is excited to work with TOCCI as we continue to support NPS’s mission in Boston,” said Peter Adams, RA, LEED AP BD+C, CPHC, senior architect at Marble Fairbanks. “The National Parks of Boston Headquarters project, years in the making, will reimagine and reinvigorate not just the historic Public Works Building in the Charlestown Navy Yard, but also the Parks’ Boston workplace.”
