Boston, MA Choose Boston Brokerage has launched MassBuildings, its investment sales platform for investors, developers and legacy owners buying and selling 3 to 50 unit apartment buildings, development sites and mixed-use properties in the city and the surrounding suburbs.

MassBuildings is led by brokers who have sat on the other side of the table. Its founders have developed, built and operated investment properties, so they underwrite each property the way a buyer will and market it the way they would want their own marketed. They pair that developer’s lens with a deep network of contractors, lenders and investors.

A track record built on hard-to-sell assets

• Walker Center, Newton: repositioned and sold a 16 unit permitted development site after two prior listings with larger firms failed to close.

• 95 Wexford St., Needham: sold a 21,000 s/f industrial building to Comcast for a family that had owned it for more than 50 years.

• Boston and Somerville: closed 14 sales of 3 to 6 unit apartment buildings, helping families exit legacy properties at top value.

Whether a property is a long held family asset, facing a loan maturity or stale on the market, MassBuildings builds a strategy around it, with:

• In house marketing and data: institutional quality offering materials, pricing analysis and digital campaigns produced by the team.

• Targeted outreach first: confidential outreach to the most likely buyers before going to the open market for price discovery and to build momentum.

• Principal level attention: the partners work every deal personally, from positioning through closing so clients have an honest personal contact who answers the phone.

“I launched and built Compass in New England and saw firsthand what great data, a bespoke listing strategy and world class marketing can do for sellers,” said Hunter Perry, founder and principal advisor. “Middle market investment property owners deserve that same level of execution. As developers ourselves, we know how buyers think, and we market every property accordingly.”

“Most sellers in this segment are choosing between a national platform that treats them as a small deal and a generalist who has never built anything,” said Marc Savatsky, partner and Broker of Record. “MassBuildings gives them senior, hands on representation from people who have permitted, built and sold these properties.”
