Verizon Wireless has leased a full floor totaling 8,031 s/f of first-class office space at the new One Washington.
Most of the $2 million capital improvement program at the 156,000 s/f 16-story office building at the corner of State and Congress Sts. will be complete in early November 2007.
Jones Lang LaSalle is the exclusive leasing agent representing the buildingowners Saracen Properties and AEW Capital Management, L.P. Managing director William Barrack, senior vice president John Linell, vice president Ben Heller, and assistant vice president Jason Cameron represented the ownership.
Ogden White, David Wright and Amy Pearlman of CB Richard Ellis negotiated for the tenant.
The space on the sixth floor will serve as a new corporate sales office. Verizon Wireless is relocating from 28 State St. Occupancy is scheduled for Nov. 1st.
"Verizon saw value in the building's physical transformation, and its pivotal location on the corner of State and Congress Streets," said Saracen development principal Travis Powell.
According to JLL's Cameron, "The new entrance and lobby will set the tone for the reintroduction of One Washington to the market. We are pleased to have a cache high profile tenant like Verizon on board as a full floor tenant, adding them to an already strong roster of financial service and law firms. The high quality of the building improvements have enabled us to lease over 26,000 s/f this year, bringing the building's leased status to over 80%."
