
1. What do you see as the most important qualities or strategies that define successful property management in today’s market?
We are honest from the very beginning with owners that we will together analyze the data to form the best plan to manage the property.
2. What trends or challenges are you currently seeing within your portfolio and market(s), and how is your firm adapting to meet them?
Utilities and snow removal have impacted all of the properties across the board. We are working with our owners on better cost-effective measures such as energy efficient fixtures that would automatically come on when owners pass by but shut off when no one is around. Redoing snow removal plans that are safe, but are cost efficient. However, when it’s a blizzard, you deal with it keeping access free for emergencies at all times.
3. How does your firm add value to property owners and developers beyond day-to-day operations?
We stress with owners the importance of curb appeal and the value added by doing some tasteful landscaping. Building systems in aging properties are also evaluated to determine the best course of action by either repairing or replacing. Failure to do so can cause huge issues which can cause huge insurance claims which bring down an otherwise good NOI.
4. What sets your firm apart in terms of approach, service, or overall philosophy when managing commercial properties?
Whether it’s a commercial, residential, or condominium property, we answer the phone call, text, or email in short order. The person on the other end of the communication needs an answer period. My first employer in Boston always stressed the following; We are a service business. Whether that means late nights or missed holidays, our clients come first.
