1. What do you see as the most important qualities or strategies that define successful property management in today’s market?
The property manager’s role has evolved since COVID. Success starts with the tenant experience - the pandemic reshaped how people work and we’ve rethought what the office means. At Davis, that means going beyond the basics. From beehives on our rooftops to seasonal celebrations, we invest in creating places people want to be.
But the role demands more. A strong manager navigates budgets, operations, and a complex regulatory landscape. Knowing when to elevate concerns and manage risk matters as much as keeping a building running.
Communication is the defining skill. We serve as mayor of the property - engaging everyone from the C-suite to cleaning staff, resolving conflicts with empathy, and balancing competing priorities. That extends beyond the building. Our teams work with local stakeholders and elected officials to ensure our properties are good neighbors, not just well-run assets.

2. What trends or challenges are you currently seeing within your portfolio and market(s), and how is your firm adapting to meet them?
The biggest challenge across any portfolio right now is managing through uncertainty. Interest rates, rental rates, and supply dynamics can shift at a moment’s notice, and owners must remain laser-focused on maximizing cash flow. The properties that perform are the ones with teams that can read the market and adjust quickly.
For Davis, that means staying close to the fundamentals - proactive leasing strategies, disciplined operating budgets, and efficient management of building systems and the vendors who support them. The firms that thrive in this environment are the ones that treat every dollar like their own, and as owners ourselves, that’s exactly how we’re wired.

3. How does your firm add value to property owners and developers beyond day-to-day operations?
