Sullivan & Sullivan brings 32-story 100 Summer St. office tower to foreclosure auction

Boston, MA According to Marianne Sullivan, president of Sullivan & Sullivan Auctioneers, her firm will bring the landmark 32-story office tower located at 100 Summer St. in the city’s Financial District to the auction block on Tuesday, October 20, 2026 at 2:00PM.

“This represents a once-in-a-generation opportunity to acquire an iconic, premier, Class A office tower in Downtown Boston at public auction. With its location in the heart of the Financial District just steps from South Station, its strong leasing history, prominent tenants, underground parking and best in class amenities, we expect bidding interest on this property to be exceedingly high. This is one not to be missed,” Sullivan said.

Sullivan reports the high-rise was designed by renowned architect, Welton Becket, built in 1974, and completely renovated in 2019. With 32 floors averaging 39,000 s/f each, the tower offers 1.1 million s/f of rentable office space and 100 underground parking spaces. The steel frame construction accommodates a wide variety of office layouts and space allocations. Upper floors offer sweeping, panoramic 360 degree views of the city and Boston Harbor.

“The common areas of the property including the spacious lobby, elevator banks and stairwells offer a warm, modern, high-end aesthetic consistent with the caliber of tenants who occupy the building,” Sullivan said. She added that the office spaces throughout the building are open, modern, and well-appointed and make good use of the natural light and views available from the large banks of glass on the building’s facade.

The property offers top-of-market amenities including a full service coffee bar, spacious conference room, state-of-the-art fitness center and more. The subterranean parking garage is well-lit, freshly painted and can accommodate approximately 100 vehicles in numbered spaces. There is also a generous bicycle parking/storage area and 24 hour valet available.

“In addition to the appeal of the many existing on-site amenities, there is also a strong potential value-enhancement with the build-out of a rooftop deck and retail activation,” Sullivan said.

Sullivan states the property has a strong leasing position and solid cash flow with 72% overall leasing occupancy, much of which comes from prominent long-term tenants with leases that don’t expire until well into the 2030’s. “The mid-rise floors are at 93% leased occupancy, the lower levels are at 84%, and the highly desirable high-rise floors are already at 50% which presents a very appealing opportunity for investors,” Sullivan said.

Sullivan added that the prime location of the property and its global accessibility make this rare acquisition opportunity even more appealing. “This is an iconic property in the heart of the Financial District just two blocks from South Station and 2.5 miles from Logan Airport, providing convenient access to the MBTA, regional, and global transportation, while also placing tenants within easy reach of acclaimed dining, shopping, Boston Common, the Theater District, and the historic waterfront. Its prominent plaza and highly visible location make 100 Summer Street a true landmark within Downtown Boston,” Sullivan said.

The public foreclosure auction of 100 Summer St. is scheduled for Tuesday, October 20, 2026 at 2PM. Interested parties should visit sullivan-auctioneers.com to learn more about the property, auction details and bidder qualification process.
