Synergy completes $20 million repositioning and $92.1 million refinancing of 101 Arch St.

Boston, MA Synergy, a real estate investor, operator, and manager, has completed a strategic repositioning project and refinancing of 101 Arch St. Synergy has invested over $20 million in 101 Arch since acquiring the building in March 2024. This investment accompanies more than 220,000 s/f of signed leases at the building since Synergy’s acquisition, showcasing the team’s commitment to enhancing the tenant experience and the continued resurgence of the downtown office market.

Renovations at the property include a reimagined Arch St. entrance and lobby, which serve as the main welcoming point for the building. Synergy has also introduced brand new conferencing and training facilities in addition to a centrally located full-service fitness center, available for all tenants. These amenities, coupled with the hospitality-centric mindset at Synergy, further enhance opportunities for collaboration and the tenant experience.

In connection with the repositioning, JLL advised Synergy in securing a $92.1 million mortgage loan for the refinancing of 101 Arch St.

“This financing represents one of the first multi-tenant office tower debt opportunities in Boston to successfully refinance since the pandemic, underscoring renewed lender confidence in Downtown Boston’s office recovery and in 101 Arch St.’s repositioning and leasing momentum,” said Tom Sullivan, senior managing director at JLL.

101 Arch St. is a 21-story, 411,195 s/f office tower situated at the intersection of Arch and Summer St. in downtown. The property offers a prime location atop the Downtown Crossing MBTA T station, ensuring commuter connectivity, as the only building in downtown with direct access to the Red, Orange, and Green lines, along with an onsite parking garage.

Synergy has welcomed a wave of new and returning tenants to 101 Arch St., attracting tenants across technology, legal, financial services, and retail sectors. New arrivals to the building include Folia Health, Shift Technology, Harley Ellis Devereaux (HED) Architects, Highland Strategy, Jobber Software, and Groundcover. At the same time, a strong slate of existing tenants including Rockland Trust, Commonwealth Automobile Reinsurers (CAR), Klein Hornig LLP, Dinsmore & Shohl, Chacarero, global retail brand Primark, and White and Williams have renewed.

Constructed in 1989, 101 Arch St. previously underwent a comprehensive renovation that incorporated elements of its historic charm while modernizing its functionality. Today, 101 Arch St. boasts prestigious sustainability certifications including LEED Gold certification, WiredScore Gold certification, and Energy Star certification since 2009, demonstrating the building’s commitment to environmental responsibility and energy efficiency.

The Downtown Boston Alliance, the nonprofit organization dedicated to enhancing Downtown Boston as a vibrant place to live, work, and visit, has also renewed and relocated within 101 Arch St., further cementing the building’s position at the heart of the city’s business district and Synergy’s alignment with the organization.
