By studying local demographics and travel patterns, DeLucia & De Lise address the “missing middle” underserved by typical developments. Their core strategy focuses on preserving cherished historic buildings, combining original architectural character with comprehensive, state-of-the-art M.E.P. (mechanical, electrical, plumbing) system updates to ensure long-term functionality.

OUR INNOVATIVE APPROACH

In just 12 months, we converted this abandoned commercial structure into a vibrant, mixed-use development, proving that speed and quality can coexist. By prioritizing durability, transparency, and strategic vision, we created lasting value for every stakeholder: investors achieve strong returns through high-performing assets, while long-term tenants and community members enjoy a significantly enhanced environment. This project underscores our ability to turn underutilized historic assets into community anchors. Our process not only revitalizes the surrounding neighborhood but also establishes a new standard for functional, modern housing. By breathing new life into structures over 100 years old, we demonstrate that thoughtful, expert-led redevelopment consistently yields excellence and community progress.

We’re actively exploring ground-up developments to 20,000+ s/f retail projects, in growth-oriented communities. Having successfully completed several developments in the greater Manchester, New Hampshire area, we’d like to maintain a presence in this market. We thrive in diverse communities where vibrancy and innovation are encouraged. There’s an appetite for redevelopment in Manchester. The buildings are historic and beautiful. We especially enjoy the opportunity to reposition and bring back value to downtown neighborhoods, and can’t wait to do it again.
