
Brockton, MA A 20,000 s/f commercial property located across from Brockton Hospital at 661 Centre St. has been sold for $4.125 million following a multi-year repositioning effort led by Dan Waldman of Waldman & Associates and Cesar Miranda, CCIM of KW Commercial – Boxer Realty Advisors.
Originally constructed as a church facility, the building had remained vacant for many years and presented unique challenges due to its specialized layout. The out-of-state ownership group, based in Kansas, engaged Waldman to market the property, who partnered with Miranda to leverage his strong local ties within the community.
This marks the second collaboration between Waldman and Miranda in the local market, following the sale of Eastway Plaza.
The brokerage team launched a marketing campaign, which was soon impacted by the onset of the COVID-19 pandemic. During this period, the property was temporarily occupied by a YMCA-operated educational program serving grade school students.
Following the easing of pandemic-related restrictions, the brokers negotiated a lease with the Brockton School Department. However, due to municipal financial constraints, the lease term was limited.
The property ultimately attracted a buyer introduced by Nana Fatima of Fathom Realty. The user initially leased the building to evaluate its suitability and, after successfully operating multiple programs on-site including an adult day care program moved forward with the acquisition.
“This was a complex transaction that required persistence and adaptability,” said Waldman. “We conducted numerous tours and brought many offers to the owners over time and ultimately identified the right end user with an outstanding offer, bringing the deal to a successful close.”
