Cranberry Management LLC developing 234 unit The Woodlands apartment community in Middleborough

 

 

 

 

Middleborough, MA The Town of Middleborough has been buzzing about The Woodlands, its newest apartment community. And, to the delight of the development team, leasing and management teams and future residents, move-ins have begun for the first phase. 

Situated on 34 acres, off Rte. 28, The Woodlands is considered one of the region’s larger green-area developments and, certainly the newest to the Southcoast region. This 3-phased development, when complete, will feature 234 apartment homes. Middleborough is under an hour from Boston, Providence and Cape Cod and enjoys the nearby Plymouth waterfront, with its many restaurants, shopping possibilities and recreational activities. The nearby Middleborough/Lakeville commuter rail station gives you direct rail way access into the city and beyond.

And, word about The Woodlands has begun to spread throughout the region as people learn about this new housing opportunity.

Twenty-five percent of the apartment homes are designated for households below 80% of area median income.  Availability is though a lottery process. 

Prospective residents have been watching construction progress very closely and interest has been fabulous, according to Peabody Properties principal and CEO Karen Fish-Will. “The Woodlands is literally built on a foundation of community with so much emphasis placed on adding value to its residents’ lifestyles. The magnificent, 6,000 s/f entertaining clubhouse is perfect for  relaxing, socializing, fitness and, fun and enjoys game lounge with movie theatre, billiards and golf simulation, multi-catering kitchen, children’s play space, 24-hour fitness center, business center with Wi-Fi and package acceptance service. Outdoor amenities include grilling station and fire pit, multipurpose sport court, playground, pool with sundeck and lounge chairs, balcony/patio, individual and bike storage, car charging station, carwash station and fenced pet-park. Parking is on-site with garage space available.”  

The one, two and three bedroom apartment homes feature open concept living and high-end finishes such as plank flooring, designer kitchens with varied cabinetry finishes, Energy Star stainless appliances, granite counters, breakfast bar, in-home washer and dryer and USB outlets. Units range from 764 s/f to 1,837 s/f. Landscaping incorporates the area’s natural habitats including cranberry bogs and forests.

The project team includes: developer Cranberry Management, LLC; general contractor Terratec Construction, Inc.; architect Nunes Trabucco Architects; landscape architect Radner Design Associates; leasing agent/on-site manager Peabody Properties, Inc. and electrician Ed Payzant, LLC.

The Woodlands is being developed by Cranberry Management, LLC, a multinational commercial and real estate firm with expertise in every aspect of development; from planning, acquisition and financing to construction and leasing. Cranberry Management, LLC oversees projects across the United States and around the globe. Developers Mashhour Moukaddem and his partner, Ignasio Siso maintain offices in Middleborough. Terratec Construction, Inc. serves as general contractor. Terratec started their business in 2003 in Middleborough and perform in the areas of infrastructure, energy, education and health, residential, commercial and industrial edifications, basic sanitation and town planning. Their growth is attributed to quality workmanship and service. 

The project architect and engineer is Nunes Trabucco Architects. Established in 1988, they provide a full-range of design services encompassing schools, corporations, municipalities, retail establishments and private clients.  Their expertise includes planning, feasibility studies, programming, design and construction documents, cost-estimating and construction administration. 

Serving New England and the Northeast since 2001, Radner Design Associates, Framingham is the project’s landscape architect. Their site planning and sustainable design services create elegant and cost-effective landscape design solutions in commercial, institutional, residential and public settings. 

Ed Payzant, LLC is handling the electrical contracting for The Woodlands and operates his general electrical contractor business out of Plymouth; serving the construction industry/ special trade contractors sector.

Peabody Properties, Inc. is overseeing the lease-up of all apartment homes and will be the on-site management agent for the community. Peabody Properties is a full-service real-estate firm which manages more than 11,000 units of housing in both inner city and suburban areas throughout New England, New Jersey and Florida.
