
Taunton, MA Haynes completed the design-build delivery of Fuchs Lubricants’ new 117,000 s/f research & development headquarters and warehousing facility in the Northeast. The project includes the construction and fit-out of advanced research and development laboratories, process and production areas, administrative offices, collaborative amenity spaces, and integrated warehouse, manufacturing, and distribution operations. Once complete, the facility will serve as both a regional and global hub supporting lubricant production and distribution across multiple industrial sectors.
A key component of the project involved the comprehensive planning, coordination, and execution of relocating the client’s existing laboratory, processing, and manufacturing equipment into the new facility. Haynes developed detailed asset inventories, logistics documentation, and phased relocation plans to support sequencing, minimize operational disruption, and align with commissioning requirements. Equipment transfers were carefully coordinated across multiple trades to ensure seamless reinstallation, utility connections, testing, and start-up.

The project also includes significant base-building and utility infrastructure upgrades to support the facility’s operational requirements. This work features the installation of a new 3,000-amp, 480-volt electrical service, associated power distribution equipment, and complete system integration. Additional upgrades to power, process gases, and building systems were implemented to support the specialized needs of the laboratory, manufacturing, and processing environments.
