What projects, initiatives, or types of work have been keeping your team busiest during the first half of 2026?
Dacon has long been strongly positioned in the industrial sector, including manufacturing and distribution facilities, historically accounting for approximately 50% of our project portfolio. Today, that figure has grown to roughly 75-80% of our workload.
As companies expand domestic production, business models are evolving to require more manufacturing and warehouse space. This growth has been driven primarily by interior renovations and facility expansions rather than ground-up construction.
Dacon’s ability to deliver on accelerated schedules has established us as a leader in these markets. Our integrated architectural team and multidisciplinary approach allow us to partner with brokers and clients early - evaluating properties, facilitating confident leasing decisions, and ensuring facilities align with both immediate operational requirements and long-term growth objectives.
What trends or shifts have stood out most to you so far this year within your industry?
The most prominent trend in our industry is renovation over new construction.
Throughout New England, there is an abundance of large industrial buildings with open floor plans and clear heights exceeding 30 feet, many of which are move-in ready. Because of this available inventory, tenants are often required to prioritize their most critical facility requirements rather than waiting for a fully customized, built-to-spec solution.
Electrical capacity is nearly always a challenge in existing buildings. Early power programming allows clients to evaluate which spaces best meet their needs and weigh options, particularly when a utility service upgrade could take several months to complete.
What challenges or opportunities have had the biggest impact on your business during the first half of 2026?
Being an expert in manufacturing and distribution facilities has been a major opportunity for us in 2026. Combining design and construction provides a significant advantage for feasibility and speed to market. Well-informed clients make decisions much faster, this includes understanding the risks of each space evaluated, the potential for expansion, and long-term growth. While one facility may require a greater upfront renovation investment, it may be operational within six months. Having this information early is critical, as it accelerates planning and decision-making, stages that typically have the greatest impact on project delivery.
We have seen challenges as well. The speculative building market has decreased, and current energy code requirements are making these facility types, and all ground-up construction significantly harder to afford.
As we look ahead to the second half of the year, what are you watching most closely?
As healthcare and life science projects continue to face slower market activity, a significant amount of shell space developed for these sectors remains underutilized. Dacon’s feasibility-driven approach helps property owners evaluate the full potential of their facilities, identify alternative uses, and adapt to evolving market demands. By understanding how a space can be repositioned, owners can make informed decisions that support continued leasing activity and maximize asset value in the years ahead.
