The architecture and design firm ADD Inc, now with Stantec, has completed the 436,000 s/f, 21-story One Greenway multi-housing residential project at Hudson and Kneeland Sts. One Greenway opened the tower's first 11 floors for occupancy on August 1, 2015, followed by the remaining floors on September 1, 2015.
One Greenway will offer a mix of market and affordable housing in one of the nation's oldest and largest immigrant communities. Developer New Boston Fund Inc. worked closely with Asian Community Development Corporation (a non-profit) to ensure that, once completed, the two-building tower residences will serve as a southern gateway to Rose Kennedy Greenway (aka Chinatown).
The final project will consist of both a tower with a 217 market-rate and 95 affordable rental units, and a planned low-rise building to the south with 5o affordable condominium. Amenities include several inviting lounges, a rooftop club room with adjacent terrace, a yoga studio, and a 24-hour gym with state-of-the art equipment. Designed to support a uniquely social lifestyle, One Greenway connects residents to each other by offering walkability to the Leather, Chinatown, and Theatre Districts, and with easy access to rapid transit.
This project is designed to achieve LEED Silver Certification, and will offer Energy Star appliances, durable materials and efficient utility systems. Senior principal James Gray said, "Our work at One Greenway fulfills our ongoing mission to provide design work for housing for a mix of incomes. When complete, more than 40 percent of One Greenway's residences, both for-rent and for-sale, will be available at below market prices. "
