Braseth of Colliers facilitates sale of 437 Portsmouth Ave. for $835,000

Greenland, NH Colliers brokered the sale of 437 Portsmouth Ave., for $835,000, according to the Rockingham County Registry of Deeds.

Tim Braseth, associate with Colliers in New Hampshire, represented the seller, Clipper Realty LLC, in the transaction. Liz Levey-Pruyn and Chris Jacobson of Aland Realty represented the buyer, O’Neill Land Holdings LLC.

The freestanding, two-story commercial condominium building totals 4,480 s/f and is centrally located, with access to Portsmouth and the greater Seacoast. The property is home to longtime tenant Nik & Charlie’s Pizzeria, while the second-floor unit is planned as the new home of Port City Pinball, a non-profit social and recreational membership club centered around the hobby of pinball.

“We’re excited about the acquisition and the opportunity to invest in the property for the long term,” said Brian O’Neill, manager of O’Neill Land Holdings LLC. “It’s a great central location in the Seacoast. Pinball and pizza are a pretty natural combination, and we think there’s a real opportunity to make the property a fun destination for the community.”

Port City Pinball Club will provide its members with a space dedicated to the enjoyment, preservation, education, and friendly competition of pinball, including leagues, tournaments, and other social events.

“We’re thrilled to have a new home where we can continue growing the pinball community we’ve built over the years,” said Brian Yurick, executive director of Port City Pinball Club. “Being able to stay in the Seacoast and create a space designed around our members, leagues, tournaments, and events is an exciting next chapter for us.”

Located three minutes from I-95, Pease International Airport, and the Portsmouth Traffic Circle, 437 Portsmouth Ave. offers access throughout the Seacoast. Recent improvements to the property include new exterior siding and rooftop solar panels serving the second-floor unit.
