Brimberg and Crampton of O,R&L Commercial facilitate $1.635 million medical/office property sale

Middlebury, CT O,R&L Commercial negotiated the sale of a 17,742 s/f medical/office investment property located at 687 Straits Tpke. This professional multi-tenanted three-story building is located along the Straits Tpke. corridor / Rte. 63 and offers visibility and accessibility with its close proximity to I-84.

Toby Brimberg and Sam Crampton represented the seller, 270 Center Street, LLC and leased a 1,252 s/f suite within the building to Sky Meadow Counseling in early spring of 2026, increasing the building’s occupancy to 59% at the time of the sale. The new tenancy enhanced the property’s income stream and further strengthened its appeal to buyers. 

The asset was purchased by an investor and represented by Clearview Realty in Danbury, CT. The property transferred for $1.635 million. The sale reflects continued investor confidence in Connecticut’s Medical Office sector, where quality assets with leasing potential remain highly sought after
