One Upland - Norwood, MA

Norwood, MA Campanelli Construction held a topping out ceremony at One Upland, a 262 luxury apartment community. The construction cost for this project was $60 million. The apartments, featuring a wide range of styles arranged in seven, four-story buildings are currently for lease. The project, slated for completion this fall, is being developed by Campanelli and Thorndike Development.

“The leasing velocity at One Upland so far has been a testament to the desire for residents to live in a community that provides luxury product with best-in-market amenities, only minutes from some of the best retail destinations off Route 128” said Dan DeMarco, partner at Campanelli. “We have been leasing the apartments as quickly as we build them.”

One Upland features a luxury clubhouse with game room, kitchen and coffee bar, a swimming pool with sundeck, a fitness center with virtual spin studio, an outdoor lounge with fireplace and grills and two separate dog parks for large and small breeds. Located on 24-acres of an 82-acre campus that Campanelli has owned for more than a decade, One Upland comprises pathways, walking trails and hundreds of mature trees that provide a peaceful enclave for residents. The community is two miles off I-95 and Rte. 128 and minutes from the MBTA commuter rail, Amtrak, Legacy Place and University Station.

“Both the Campanelli and Thorndike teams are thrilled with the rapid progress of this project. The feedback from our inaugural tenants has been outstanding, and we are looking forward to a busy leasing season this spring. We can’t wait for tenants to utilize the playgrounds, benches, pool and the firepit as we come into warmer months” said Brenden Gilmore, director of multi-family construction for Campanelli Construction.

Both Campanelli and Thorndike Development have extensive residential experience; collectively having built and sold many thousands of homes over a combined career that spans six decades. Currently, the joint development team is working on a new luxury 188-unit apartment community, East Main, located in Norton, Mass. that will be ready for move-in May.

Campanelli’s founding brothers famously built over 30,000 ranch homes in United States commonly known as the “Campanelli Ranch” post-World War II. In addition, Campanelli has developed over 20 million s/f of commercial real estate since the company’s founding in 1947.

In construction, topping out (sometimes referred to as topping off) is a ceremony traditionally held when the last beam is placed at the top of a building, marking an important milestone in the life of a construction project. It is common practice to place a tree or leafy branch atop the beam for good luck; in the case of One Upland, the final truss was adorned with a shamrock plant in celebration of St. Patrick’s Day.
