Cathartes and Tidemark to open Marlo on Mill Pond this fall

Portsmouth, NH According to Cathartes and Tidemark, the first of new luxury waterfront apartment homes will become available this fall in the city’s West End. Located at 75, 85 and 95 Addorio Way, Marlo on Mill Pond will feature 151 studio, one-, two- and three-bedroom units, ranging in size from 600 s/f to 1,270 s/f.

“Marlo on Mill Pond was envisioned to be more than just a place to live,” said Cathartes principal, Jeff Johnston. “It’s a place where people can put down roots and enjoy a lifestyle that blends the coastal charm of Portsmouth with contemporary comforts and the energy of Portsmouth.”

Marlo on Mill Pond balances its serene, panoramic views of North Mill Pond with a lively and historic downtown within walking distance. Marlo’s residences will feature open concept layouts with waterfront views, quartz countertops, stainless steel appliances and kitchen islands with wrap-around seating, all complemented by modern hardwood-style flooring, spacious walk-in closets, in-home washers and dryers and private patios designed for indoor-outdoor living. Residents will enjoy signature spaces like Energy Studio, an elite fitness center with on-demand classes; Serenity Suite, a dedicated yoga room; and Prescott Parlor, a clubroom with a fireplace and game lounge. It will also feature work-from-home offices and conference rooms, Stillwater Courtyard’s fire pit and grills, a community café, weekly resident events, pet-friendly living with The Basin pet spa, garage parking, EV charging, bike storage and building-wide Wifi.

“Portsmouth residents will be able to see North Mill Pond’s coastline change with the seasons,” said Tidemark partner Eben Tormey. “We are excited to see our first residents move in this fall and more in the months to follow, as we finish building Marlo on Mill Pond by early 2027.”

The first phase of Marlo, 75 Addorio Way, which includes 45 apartments as well as the amenities is set to open this fall. The second and third phases, 85 and 95 Addorio Way, are on schedule to open in the winter and early spring respectively. Construction of the area also includes a public park and path along the water named the North Mill Pond Greenway Trail.
