CBRE signs two leases at GENESIS 21 Hickory totaling 48,127 s/f

Waltham, MA CBRE has completed two leases for lab space at GENESIS 21 Hickory, a class A life science center located at 21 Hickory Dr. in the city’s established life science corridor. Dash Bio and Bonito Bio each signed full-floor leases totaling 48,127 s/f at the property owned by Phase 3 Real Estate Partners, Inc./Bain Capital Real Estate.

A CBRE team of Eric Smith, Alex Plaisted and Perry Beal represented building ownership in the lease negotiations and marketing efforts for the property.

“Both biotech firms wanted to elevate their image and committed to space with growth potential at a property with the highest quality options in the market,” said Smith. “Both are relocating their operations to newly built lab space at a property that was converted by the ownership to meet the highest standards in the sector.”

Dash Bio will relocate its labs from 75 Chapel St. in Newton and will occupy the entire fourth floor of GENESIS 21 Hickory, while Bonito Bio will house its labs on the entire third floor, relocating from 850 Winter St. in Waltham. Savills represented Dash Bio, and Cushman & Wakefield acted on behalf of Bonito Labs in the lease negotiations.

GENESIS 21 Hickory is part of Phase 3 Real Estate Partners’ GENESIS portfolio, a platform built to support life science companies at critical stages of growth. Converted to life science use as part of the GENESIS platform, the property delivers Class A laboratory infrastructure and flexible full-floor layouts designed to scale alongside growing biotech teams.

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
