Holliston, MA Comeau & Kelly Construction Inc. of Stoughton, Mass. completed two projects for Good Chemistry of Massachusetts. The first project was a “Grow Facility” in Holliston, Massachusetts and the second project was construction of a retail establishment.

The Holliston project consisted of a complete gut and refurbish of an existing 18,000 sq ft building and an 1,800 sq ft., 2 story addition. There were some unique challenges to this project from the beginning due to the facilities 2 separate septic systems that required the sewage to be separated inside the building and then exiting at separate locations. More than 40% of the existing slab was removed for trenches to rework the sewer and add in the unique drainage/recycling system required. Our plumbing subcontractors, McClosky Mechanical and N & T Mechanical Contractors, installed the domestic water, sewerage, drainage, and irrigation piping this job required.

Grow facilities in New England require creating their own internal environment. This building had to be retrofitted with MEP systems to create that environment. In addition, the owner’s being very conscientious of energy consumption, installed the latest energy saving devices. All electrical lighting was done with LED lights, all water that is used for growing is recycled as much as possible and all condensate water is 100% recycled.

The electrical systems, control wiring for all the remote units, and fire alarm were completed by A.S. Jones & CO. Inc. Over 500 LED lights, dedicated just to the growing portion of the facility, were installed.

Due to the low height of the existing building, most of the mechanical ductwork was installed on the roof. The HVAC systems are complex and require large air handling equipment for heat and cooling in addition to humidifiers and dehumidifiers. The largest units were set on structural slabs supported by foundations outside the building. The ductwork was extended up the building and onto the roof. This installation required roof reinforcing and structural supports for the exterior ductwork. This ductwork also had to be externally insulated to maintain temperature and efficiency of the system. The co-ordination and installation of all these units and duct work was done by LC Anderson and Noyes Sheetmetal, their subcontractor for sheet metal and insulation.

Completing this work in a timely fashion during all the challenges of the Pandemic was important to Good Chemistry as they needed the product grown in this facility to open their retail store in Lynn.
