Dacon completes 140,000 s/f renovation for Southwick Corporation as the project design-builder

Haverhill, MA Southwick Corporation, the manufacturer of American-made garments for Brooks Brothers and other clothing labels, recently expanded its manufacturing operations into a 140,000 s/f former Lowe’s Retail Store located at 25 Computer Dr.

After being purchased by Brooks Brothers in 2009, Southwick moved into a 90,000 s/f clothing manufacturing plant at 20 Computer Dr. owned by Paradigm Capital Partners. Six years later, Southwick had outgrown the existing space. Seeing the need to accommodate Southwick’s expansion, Paradigm Properties, as developer, bought 25 Computer Dr. and renovated the building to accommodate Southwick’s expanding operations.

Dacon was brought on board as the project design-builder. Boston Industrial Consultants was hired by Southwick as the project’s industrial engineer. Eight months of programming, pricing, and permitting allowed for commencement of construction in September of 2014. Southwick occupied the new facility in August of this year.

Renovation of the building included new storefront and punch windows; a new office mezzanine was introduced for Southwick’s corporate office area of 8,500 s/f; new locker rooms and a cafeteria were developed to accommodate up to 600 Southwick associates.

Process systems required for 450 independent sewing stations included a metal Unistrut grid to support compressed air and vacuum systems, a steam system which included two high-pressure steam boilers and all new piping and controls, new LED lighting throughout, resealed concrete slab, and electrical distribution. Southwick will open up a factory outlet store in spring of 2016.
