Andover, MA The Davis Companies (Davis) has purchased a 308,970 s/f class A advanced research and development and manufacturing facility located at 100 Minuteman Park. The sale price was not disclosed.

“100 Minuteman Park is the latest asset added to Davis’s expanding portfolio of premier advanced research and development properties, which focuses on tier 1 locations, functionality and ample power in the greater Boston region as well as around the country,” said Cappy Daume, chief portfolio management officer at Davis. “The building’s exceptional infrastructure reflects our commitment to investing in high-quality, strategically located properties that provide long-term value for tenants who are busy developing and making products that enhance our lives. We look forward to supporting these dynamic tenants and exploring new opportunities to enhance their success.”

The building serves as the headquarters for both Straumann Manufacturing Inc. (Straumann) and Zwicker & Associates (Zwicker), who have each been at 100 Minuteman Park for nearly 20 years. Straumann is a leading developer of dental implants, instruments, prosthetics, and biomaterials. 100 Minuteman Park is also the sole production facility for Straumann’s premium line of dental implants in the Americas. Zwicker, a law firm specializing in debt collections and creditor representation, has been headquartered at 100 Minuteman since 2005 and has continued to expand within the space, most recently in 2019.

“For the last 19 years, 100 Minuteman Park and its multifunctional capabilities have allowed Straumann to conduct manufacturing, distribution, administrative and educational operations all under one roof,” said Anthony Cigliano, senior director of the Andover site for Straumann Manufacturing Inc.

“The building’s infrastructure and location have enabled us to grow as a global leader in the industry through easy access to major shipping terminals and the interstate highway system, as well as proximity to a skilled manufacturing and professional labor pool. The site’s location, coupled with its premier infrastructure and property management, exemplify real-world synergies which we are confident will continue to support Straumann’s growth.”

100 Minuteman Park offers tenants newly-updated amenities, including an interior courtyard, a fitness center, and a café and features attractive in-place infrastructure including 9,600 amps of power, up to 24’ finished ceiling heights, five loading docks and a 3.0 per 1,000 SF parking ratio. The building also benefits from access to the surrounding park’s recently renovated amenity center, located at 200 Minuteman Park. This first-class amenity hub features a full-service cafeteria, game room and lounge, coffee kiosk, fitness center with locker rooms, and indoor bicycle storage.

Situated just five miles south of the New Hampshire border and 25 miles north of Boston, the property offers tenants convenient access to interstate I-93 and I-95 and connectivity to the region’s key business and commercial hubs.
