
Medford, MA The Davis Companies (Davis) held a groundbreaking ceremony at The Clayborn, located at 970 Fellsway, to mark the beginning of site work on the 289-unit multifamily development, which will transform a 3.5-acre, centrally located, underutilized parcel into a residential destination that adds to Greater Boston’s housing supply.
As part of Davis’ longstanding commitment to expanding both market-rate and affordable housing, the project will designate 25% of the units as affordable under Chapter 40B and will feature a mix of studios, one- to three-bedroom apartments, and six townhomes. Davis continues to collaborate with local and state partners to strengthen the communities where it builds, providing housing options for individuals, roommates, and larger families with varying needs.
The event included remarks from Stephen Skolas, senior vice president of development at Davis, and Pat Noone, vice president of development at Davis on the project’s progress and the impact on the community.
The project team includes Plumb House as general contractor, CUBE 3 as architect, Bohler as civil engineer, WSP as mechanical engineer, and H+O as structural engineer. Construction of the site began in August 2025. The project is expected to deliver in fall 2027.
“This milestone at The Clayborn reflects Davis’ commitment to expanding and improving housing options across Greater Boston at a time when the region needs it most,” said Skolas. “This project is a collaborative effort that will address the needs of the region through thoughtfully designed, well-located living spaces, as well as important neighborhood infrastructure updates that will greatly benefit both current and future residents across Medford.”
The project features significant community infrastructure improvements developed in collaboration with the city including reconfiguration of an existing five-way intersection; widening of Myrtle St. and Amaranth Ave. to create two-way traffic flow; relocation and enhancement of an MBTA bus stop with the installation of a new bus shelter; replacement of city sidewalks; new traffic equipment; and the installation of a new Blue Bike station.
“Our vision for The Clayborn is that it becomes a pillar of the Medford community,” said Noone. “This project reflects Davis’ belief that strong communities start with access to quality housing. The Clayborn will help bring new life to an underutilized site and create opportunities for more people to call this neighborhood of Medford home.”
Amenities at the site will include a resort-style swimming pool and fitness center; children’s playground; movie lounge; golf simulator and putting green; a makerspace workshop, and work-from-home pods; bike storage and repair station; a pet spa and dog park; outdoor grills; and a roof deck with skyline views.
The building, which will be designed to meet Passive House standards to achieve maximum energy efficiency, will be 100% electric and will feature advanced stormwater management systems for infiltration and water recapture, as well as a rooftop solar array.
The Clayborn is the newest development in Davis’ growing residential portfolio, which includes projects such as The Reserve at Burlington, 100 Shawmut Ave. in Boston, 1515 Commonwealth Ave. in Brighton, and several upcoming projects to bring much needed housing inventory to Greater Boston. The portfolio also includes assets across the country, such as Callia in Pheonix, AZ and the recently completed 1975 Madison in Harlem, New York City.
Supply chain delays are slowing construction, ratcheting up operating costs, and extending turnover timelines across Greater Boston, directly reducing revenue and increasing the workload for multifamily and
