Project of the Month: DeStefano & Assocs. constructing 13-unit luxury condominium project on Portland’s Eastern Promenade

Portland, ME For the first time in over 50 years, a new luxury condominium development is rising on the city’s iconic Eastern Promenade. This exclusive 13-unit building blends striking modern design with timeless coastal views. Many units offer sweeping panoramas of Casco Bay through floor-to-ceiling windows and expansive private decks.

Inside, 9 to 10-ft. ceilings and abundant natural light create an airy, open feel. Integrated smart home technology offers effortless control, while energy-efficient Pella windows and state-of-the-art HVAC systems deliver year-round comfort and sustainability.

Every element of these suites reflects meticulous attention to detail. High-end engineered plank flooring, exquisite tile and countertops and designer lighting set a new standard for the city’s Eastern Promenade.

 

 

Designed for modern, low-maintenance living, each unit has climate-controlled garage parking, with an option to add EV charging, private climate-controlled storage and secure bike storage.

Based on experience, quality, schedule and budget control, DeStefano & Associates, Inc. (DAI) construction managers, was chosen to construct this 13-unit, luxury condo facility in the location of an old apartment building.

The process started with DAI integrated into the preconstruction phase with RDS Architects and their consultants. This provided valuable insight to the design team to help meet the budget goals, objectives and to limit change orders.

 

 

This site sits between adjacent buildings on three sides which presents unique construction challenges. The first step for construction was to demo an existing building and then sheet pile the perimeter. Since there is no room on site, materials arrive and get installed immediately.

“It’s been over 50 years since this part of Portland has seen a project like this, so we’re focused on creating something special for this location. We wanted to give people more than just a beautiful view; we’re building highly customizable, sustainable units that let owners design their own slice of the Portland coast,” said Greg Shinberg, owner’s representative for this project.

Construction started in March 2025 and completion is expected in winter 2027.

DAI has been constructing projects in Maine for 26 years. Some other significant projects constructed include Stonewall Kitchen in York; The Mark in Cumberland; and numerous Aroma Joe’s in ME and NH. Also under current construction are 37 condos in Bethel, ME and 80 apartments in Topsham, ME.

All totaled, DAI has 280 units under construction in ME, NH and MA. Other markets they service include healthcare, manufacturing, retail, and warehouse.
