107 Audubon Drive - Wakefield, MA

Wakefield, MA Eastport Real Estate Services has facilitated the acquisition of 107 Audubon Dr. on behalf of one of its clients. Known as the Audubon Commerce Center, this 155,409 s/f park consists of one three-story office building and two single story flex buildings. Audubon Commerce Center is located off of Rte. 128 at Exit 42 and neighbors MarketStreet Lynnfield, Boston Sports Club and the Sheraton Hotel.

Eastport’s president, Robert Bowen, facilitated the $17.5 million purchase through a private off-market sale between seller, Metropolis Partners, Inc., and buyer, Wakefield MCB, LLC. Eastport completed and coordinated all due diligence tasks as part of the acquisition.

The Audubon Commerce Center is currently 93.2% occupied, and Eastport has hired Hunneman to handle the leasing of the park. Eastport was also awarded the continued property management assignment and will act as asset manager for the property.

Debra Marazzo, one of Eastport’s portfolio managers, has completed the coordination of several capital projects around the Audubon Commerce Center including upgrades to the office building common areas, restrooms, parking lots and a park-wide window replacement project.

“We are very fortunate to be working with Wakefield MCB, LLC and we are committed to providing the best possible service for ownership and tenants and look forward to exceeding expectations for the property,” said Bowen.
