Robert Horvath and Todd Tremblay of Marcus & Millichap Real Estate Investment Services have brokered the sale of a 3,964 s/f retail building located at 198 Elm St. The sale price of $1.01 million represents $254 per s/f and a Cap Rate of 7.62%. The building is currently occupied by the Caning Shop and is located on the Cambridge/Somerville line just outside Davis Square.
Horvath and Tremblay, both in the firm's Boston office, represented the seller, Naked Real Estate LLC, and also procured the buyer, Goldberg Weiner Realty LLC.
