Horvath & Tremblay sells Red Robin in Enfield for $3.65 million

Enfield, CT Bob Horvath, Todd Tremblay, Matt Nadler and Dan Bernardini of Horvath & Tremblay have completed the sale of a Red Robin. Horvath & Tremblay exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $3.65 million.

Red Robin is located at 15 Hazard Ave. Red Robin has been at this location since it was constructed in 2004 and has nine years remaining on their absolute NNN Lease with four, five-year renewal options. Red Robin’s lease calls for 10% rent increases every five years throughout the primary lease term and renewal options. The property is a pad site to Enfield Commons and has frontage and visibility along Hazard Ave. (CT Rte. 190), the area’s primary commercial corridor. The property is near I-91 and 0.7 miles from US Rte. 5. Red Robin is adjacent to the signalized intersection with Phoenix Ave., which also serves at the entrance to the Enfield Square Mall and is surrounded by grocers, big box retailers, and national retailers and restaurants that drive traffic to the area. Additionally, the area is home to developed residential neighborhoods that provide a captive customer base.
