Horvath & Tremblay sells three retail properties in New Hampshire for $6.285 million

Franklin, NH Horvath & Tremblay has completed the sale of three retail properties in New Hampshire for a total of $6.285 million.

Jake Mabardy, Aaron Huntley and Brad Canova of Horvath & Tremblay have completed the sale of Franklin Shopping Center. Horvath & Tremblay exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $3.595 million. Franklin Shopping Center is located at 880 Central St. (US Rte. 3). The retail center contains 43,200 s/f of gross leasable area on 5.22 acres of land. The property is comprised of 12 units and is 96.28% occupied by several e-commerce resistant tenants with a complimentary mix of national retailers and local businesses offering products and services for the surrounding community. The center offers strong in-place income with additional upside through lease up of the 1,940 s/f vacant unit. The property is positioned along Central St. (US Rte. 3), one of the primary commercial corridors serving Franklin and the surrounding Lakes Region. The site offers strong visibility and convenient access along this well-traveled route, which provides direct connectivity south toward Concord and north to Tilton and Laconia. The property benefits from its proximity to the Tilton retail hub, including Tanger Outlets Tilton and national anchors such as Walmart Supercenter and BJ’s Wholesale Club, collectively driving significant regional consumer traffic. In addition, the location offers convenient access to the town’s downtown district and nearby residential neighborhoods, supporting consistent local and commuter-based demand.

Mabardy, Horvath and Huntley of Horvath & Tremblay have completed the sale of a retail center in North Conway. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $1.19 million. The retail center is located at 1529 White Mountain Hwy. The three-tenant retail center is improved by The Hearing Aid Shop, Visiting Nurse Home Care, and Green Granite Inn and contains 8,835 s/f on a 1.06-acre parcel. The property has been well maintained with the following capital improvements recently completed: exterior painting (2019), new roof (2022), replaced front windows in unit 3 (2023), replaced sidewalks and curbing at rear of the building (2023), replaced vestibule doors to units 1 & 2 (2024). The property is situated in one of the best locations in North Conway to capture passing motorists on the heavily-travelled US Rte. 302/NH Rte. 16 commercial corridor (White Mountain Hwy.) which includes most of the area’s retail, dining, lodging and entertainment options. The property is adjacent to the entrance for Settler’s Green, a popular 75-store, 500,000 s/f shopping center, and is surrounded by national retailers including Walmart Supercenter, Shaw’s, Market Basket and Hannaford, all of which drive traffic to the area. Horvath & Tremblay’s Mabardy and Huntley also completed the sale of a vacant commercial building (formerly occupied by Rite Aid) in Hillsborough. Horvath & Tremblay exclusively represented the seller and brought the buyer to complete the transaction at a sale price of $1.5 million. The vacant commercial building is located at 315 W Main St. The vacant building was formerly occupied by Rite Aid and is improved by an 11,327 s/f freestanding single tenant building on a 1.50-acre corner parcel (65,340 s/f). 315 W Main St. is a corner parcel and is zoned Comm-WS (Commercial – West District), one of the most versatile zoning designations. The property is well-located at the signalized intersection of W Main St. (NH Rte. 149) and US Rte. 202, the area’s primary commercial and commuter corridors. The property enjoys outstanding visibility and frontage and offers three points of access. The property is close to major roadways, area schools, and the town’s national and local retailers and restaurants. The property is positioned on the west side of Hillsborough and enjoys convenient access to NH Rte. 9 and area’s residential neighborhoods.
