Boston, MA Choose Boston Brokerage has launched MassBuildings, its investment sales division focused on apartment buildings, development sites and mixed-use properties across Greater Boston.

Led by Hunter Perry and Marc Savatsky, MassBuildings brings sophisticated marketing and direct partner involvement to private owners, families and middle-market investors. Its principals bring experience across acquisitions, financing, permitting, construction and operations, giving clients a clear advantage in identifying a property’s potential, defending its value and navigating complex transactions.

The team combines that experience with property underwriting, in-house marketing and an established network of investors, lenders, contractors and development professionals.

“Investment property owners deserve thoughtful pricing, strong marketing and direct access to the people representing them,” said Perry, founder and principal advisor. “We built MassBuildings to deliver that level of attention. We evaluate each property through a buyer’s eyes and market it with the care we would expect for our own.”

Notable Transactions

Examples from the principals’ broader track record include:

• Walker Center, Newton: A renewed positioning and outreach strategy secured a buyer for a permitted 16unit development site that two established brokerage firms had previously marketed without securing a buyer.

• 95 Wexford St., Needham: Guided a family through the sale of its 21,000 s/f industrial building after more than 50 years of ownership, securing Comcast as the buyer.

• Boston and Somerville: Completed 14 sales of three- to six-unit apartment buildings for a single private investor over three years.

Whether an owner is preparing to sell a family-held building, evaluating redevelopment potential or approaching a loan maturity, MassBuildings develops a strategy around the property and the owner’s goals.

Its approach includes:

• Property analysis informed by ownership experience. The team evaluates income, operating expenses, capital needs and development potential to anticipate buyer questions and support a credible pricing strategy.

• In-house marketing and data. Detailed offering materials, pricing analysis and digital campaigns communicate the property’s value and reach qualified buyers.

• Outreach tailored to the assignment. Campaigns may combine confidential conversations with likely buyers and broad market exposure, depending on the seller’s priorities.

• Broker cooperation. MassBuildings welcomes buyer representation and offers compensation to cooperating brokers, giving sellers access to a wider network of qualified buyers.

• Direct partner involvement. The principals work personally on each assignment, from initial positioning and negotiations through due diligence and closing.

“An investment property sale often turns on questions about construction costs, permitting, operating expenses and what a buyer can realistically do with the building,” said Savatsky, partner and broker of record. “We have worked through those questions as owners and developers. That experience helps us identify opportunities, anticipate obstacles and give sellers clear advice throughout the process.”
