Integrated Builders nears completion 11,000 s/f fit-out for Autopart International

Integrated Builders is nearing completion of an 11,000 s/f tenant fit-out for Autopart International. Located at 417 South St. the $350,000 build-out marks the fourth project Integrated has taken on at the building. Project manager Sean Burgess, project superintendent John Grace, and assistant project manager Barbara Frazier, will lead the Integrated Bldrs. team while working closely with the building's owner, Calare Properties, and architect, Ci Design. With a completion date scheduled for this month, the construction at 417 South St. will include minor demolition for the addition of a new egress and exit doors in the existing exterior wall. Additionally, rated demising walls will be added to separate tenant spaces, and non-rated interior partitions will be installed for both office and restroom areas. Adding to the services, new lighting and power distribution outlets will be implemented, as well as rooftop units and vents on the existing low-slope roof. 417 South St. is part of the South Street Business Park, a 146,650 s/f flex/office building owned and operated by Calare Props. "As our fourth project at 417 South St., we are very familiar with the building's structure and layout, allowing our team to provide a more efficient, knowledgeable, and professional construction management service," said Jay Dacey, president of Integrated.
