Kaufman of Compass sells 134 Ives St. - newest Nitro Bar location

Providence, RI Compass brokered the sale of 134 Ives St. on the East Side for $850,000. Jonathan Kaufman, of the Compass Providence office, represented the sellers and facilitated for the buyers. The location is intended to be the newest location for Nitro Bar, the fourth storefront in the state.

According to their website, thenitrocart.com, the owners began making coffee in their basement. Audrey Finocchiaro and Sam Lancaster eventually moved their operation on the road to farmer’s markets and Brown University before they invested in their first brick-and-mortar shop on the West End. They have since opened two locations in Newport, and now with the closing of this property, will be opening their fourth location. The opening of this store is planned for the end of summer 2026.

“The best commercial real estate transactions aren’t just about matching a buyer with a building. They’re about recognizing when the right business has found the right neighborhood,” said Kaufman.

“From the beginning, The Nitro Bar was a natural fit for Fox Point. The seller cared deeply about what came next for the property, and finding a buyer who understood the neighborhood was just as important as the purchase price. That’s what makes commercial real estate in Providence unique. Every neighborhood has its own story, and understanding the local market is what turns a transaction into a lasting investment.”

This may seem self-serving, and I’ll be the first to admit it. But unlike some of the artificial intelligence tools now reshaping our industry, I am fully aware of my own bias. So, hear me out. The rise of AI in commercial real estate is not a distant threat or a speculative headline.
