Malone Commercial Brokers recognized with two CoStar Impact Awards

Portland, ME Malone Commercial Brokers (MCB) has once again been recognized with two prestigious CoStar Impact Awards, honoring the most significant commercial real estate transactions in the Greater Portland market. MCB received the Lease of the Year award for the R.M. Davis lease at One Portland Sq. in downtown, and the Sale/Acquisition of the Year award for MaineHealth’s acquisition of 300 Southborough Dr. in South Portland.

Lease of the Year: R.M. Davis at One Portland Square
Jennifer Small of Malone Commercial Brokers represented R.M. Davis in the lease of 30,184 s/f of Class A office space at One Portland Sq. The transaction, originally 24,185 s/f signed in April 2025, with an additional 5,999 s/f added in January 2026, stands as one of the most impactful office leases in the local market in recent years.

R.M. Davis plans to relocate from 24 City Center this fall following a comprehensive renovation.

Sale/Acquisition of the Year: MaineHealth Acquires 300 Southborough Dr.
Mark and Joe Malone of Malone Commercial Brokers representedMaineHealth in the $20 million acquisition of 300 Southborough Dr., a 122,042 s/f Class A office building. The transaction closed on July 1, 2025. The seller, Metro 300, LLC, was represented by Tom Moulton and Katie Breggia of The Dunham Group.

MaineHealth is transforming the property into a consolidated orthopedic hub, with plans for a $70 million total investment including $30 million in renovations and a new $20 million, 14,000 s/f freestanding orthopedic surgery center featuring four operating rooms, two procedure rooms, and 16 pre- and post-operative bays. The project will consolidate previously dispersed services into a single regional campus. Construction and renovations are expected to run from 2026 into 2027.
