Marcus & Millichap sell 8,500 s/f Dollar Tree in Brockton for $1.727m

Robert Horvath and Todd Tremblay of Marcus & Millichap Real Estate Investment Services have brokered an 8,500 s/f Dollar Tree sale transaction located at 999 North Montello St. The sale price of $1.727 million represents $203 per s/f and a Cap Rate of 8.36%. The Dollar Tree was built in 2009 and had a 10 year NN lease with two 5-year options. Horvath and Tremblay, both in the firm's Boston office, represented the seller, Keefe Montello Street LLC. The buyer, Phoenix Property Management LLC, was procured by Adam Mancinone and Blake Barbarisi of the New Haven office.
