Marcus Partners acquires 155,000 s/f warehouse/distribution property

Salem, NH Marcus Partners has acquired 6 Industrial Way. This best-in-class 155,000 s/f warehouse/distribution asset was sourced off-market in the supply-constrained Southern NH market. The acquisition deepens Marcus Partners’ footprint in Southern New Hampshire, a high conviction region the firm intends to keep growing in. Details of the transaction were not disclosed.

“As we follow durable sector trends tied to supply chain and logistics network modernization, advanced manufacturing, and defense technology, 6 Industrial enhances our Greater Boston portfolio and increases our presence in the growing Southern New Hampshire economy,” said Chris Legocki, managing director, investments for Marcus Partners. “The acquisition is one of only a few true class-A availabilities in the broader competitive set that offers functional, subdivisible space with direct I-93 access.”

Built in 2023, 6 Industrial sits 0.8 miles from I-93 and 6 minutes from the Massachusetts border. The asset features class-A specifications: 40’ clear height, 3,000 amps of power, ESFR sprinkler, and up to 28 dock-high doors. The 16.4-acre site offers excellent highway visibility.

The property is partially leased to a defense contractor who is headquartered in Southern New Hampshire. The remaining vacancies will be marketed by CBRE.
