Optimum Hotel Brokerage recently closed on the sale of the Litchfield Inn, a 32-unit boutique hotel in the Litchfield Hills region of Conn. Joseph McCann, Optimum's president, was the exclusive hotel broker and licensed Connecticut real estate broker representing the Fla.-based trustee for the estate of its original owner and developer, James Irwin. The hotel was sold for more than $65,000 per room ($2.08 million) to Syed and Sons, LLC.
"The Litchfield Inn is a classic Connecticut country inn, and I was pleased to represent the Irwin family in the sale of this boutique hotel," said McCann. "The Litchfield Hills region caters to an exclusive, affluent market, and the Litchfield Inn is well positioned to continue its leadership position." In addition to the hotel's 32 guest rooms, the hotel features more than 4,000 s/f of ballroom facilities and a full service restaurant and tavern. The buyer is planning a complete renovation of the guest rooms.
Optimum Hotel Brokerage is also a member and Joe McCann is president of Hotel Brokers International, one of the world's largest and oldest hospitality real estate organizations. McCann is president of the Penn State Hotel and Restaurant Society, representing the more than 5,000 alumni of Penn State's renowned School of Hospitality Management.
