O’Brien of Greater Boston Commercial Properties handles two sales totaling $5.5 million

Pawtucket, RI Bret O’Brien of Greater Boston Commercial Properties, Inc. completed two sales in Rhode Island totaling $5.5 million. In both transactions, O’Brien represented 1031 buyers, both of which he represented in the sale of the relinquished properties as well. 

Francis MacLean Realty Trust sold a 20,000 s/f industrial building located at 45 Francis St. in Leominster, Mass. and purchased 402 Walcott St. in Pawtucket. The fully leased 38,488 s/f four tenant industrial property currently offers an 8% cap rate with significant upside. 

291 Turnpike Road, LLC sold a retail property at 291 Turnpike Rd. in Westborough, Mass. and purchased 6495 Post Rd. in North Kingstown, R.I., a single tenant net leased retail building. With CVS as a long-term tenant and a cap rate of 7.7%, the asset offers stable long-term cashflow.
