O,R&L Commercial completes multiple industrial building transactions

5 Century Drive - Bristol, CT

Bristol, CT O,R&L Commercial has completed three transactions:

Mark Berkowitz of O,R&L Commercial completed the sale of a 15,36 s/f flex building on 3.49 acres located at 5 Century Dr. for $2.95 million.

The new property owner, Baumer LTD, has been leasing the building since 2023 from Industrial Builders & Realty LLC. As their lease renewal was approaching, they explored the idea of purchasing the property as it had become an ideal location for Baumer North America. As a pioneering sensor specialist, Baumer provides innovative standard sensors as well as customized smart sensor solutions for renowned United States companies.

7 Johnson Avenue - Plainville, CT

Berkowitz represented Baumer LTD when they first leased the building back in March 2023 as well as representing them during the recent sale in January 2026.

In another sale, O,R&L Commercial facilitated a recent investment of a 36,000 s/f industrial building on 5.9 acres located at 7 Johnson Ave. in Plainville, Conn. The seller, 7 Johnson Ave, LLC, sold the building to 485 Monroe Turnpike, LLC. The building was fully leased to two tenants; “M&S Building Systems” and “World Fulfillment” at the time of sale.

Jay Morris of O,R&L represented the seller, 7 Johnson Ave., LLC, and David Murdock of Sentry Commercial represented the buyer, 495 Monroe Turnpike, LLC.

45 Gracey Avenue - Meriden, CT

In conclusion, O,R&L Commercial has leased a 43,104 s/f industrial space at 45 Gracey Ave. in Meriden, Conn.

The new tenant, UniUni Logistics Inc., is now leasing 43,104 s/f of the 119,775 s/f industrial building at 45 Gracey Ave. As a shipping specialist, UniUni Logistics mission is to unify technology and delivery to innovate the most reliable, cost-effective last-mile solution.

Berkowitz of O,R&L Commercial represented the landlord, 45 Gracey LLC, while Damon Bowers of Cushman & Wakefield represented the tenant, UniUni Logistics Inc.

Goldberg of Spire Investments purchases Beverly portfolio for $9.2m

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
