O,R&L Commercial completes two building sales transactions in CT

Pomfret, CT O,R&L Commercial has completed the sale of 368 Killingly Rd., a 10,000 s/f industrial flex building situated on 2.30± acres. The property sold for $852,500.

368 Killingly Road - Pomfret, CT

Phoenix Energy Supply, through 368 Killingly Road, LLC, acquired the property. The company plans to utilize the property as a new location to expand its operations out of the Auburn, N.Y. area.

The property was formerly occupied by Paquette Electric, which vacated the building in November 2025. The sale provided an opportunity for Phoenix Energy Supply to establish a presence in the region while utilizing the existing industrial facility.

Kyleigh Caron of O,R&L Commercial represented the seller, 2Under, LLC, in the transaction. The buyer, Phoenix Energy Supply, was unrepresented.

Located in Pomfret Center, 368 Killingly Rd. provides saccess to regional transportation routes and offers a combination of warehouse, office, loading, and parking capabilities.

892-900 Farmington Avenue - Berlin, CT

O,R&L Commercial also completed the sale of 892-900 Farmington Ave. in Berlin, a two-building retail investment property totaling 21,200 s/f. The property sold for $2.525 million.

Yalesville Properties LLC acquired the property from Matson Realty LLC. The property consists of two retail buildings, 900 Farmington Ave. and 892 Farmington Ave., which are fully leased to three tenants: Dollar General, Lava Salon, and Cyclone Home Systems.

Luke Massirio of O,R&L Commercial represented the seller, Matson Realty LLC, while Jay Morris of O,R&L Commercial represented the buyer, Yalesville Properties LLC.

The sale highlights continued investor interest in well-located, fully-leased retail properties with established tenants and strong visibility. The property’s location along Farmington Ave., combined with its access to routes and surrounding amenities, made it an attractive investment opportunity in the local market.
