Project of the Month: Onyx Partners’ Springfield Crossing transforms former Eastfield Mall into Western Mass.’ premier retail destination

Springfield, MA The redevelopment of the former Eastfield Mall into Springfield Crossing has transformed a long-vacant enclosed mall into a new 360,000 s/f regional power center, one of the largest retail redevelopments completed in Western Massachusetts in recent years. Following Onyx Partners Ltd.’s acquisition of the 34-acre property in 2023, the site was reimagined as a modern retail destination designed to meet evolving consumer preferences and retailer demands. Strategically located along Boston Rd., the region’s busiest commercial corridor, Springfield Crossing serves a regional trade area of more than 600,000 residents and is the largest open-air shopping center between Worcester, Massachusetts and Albany, New York.

 

 

 

Executing the redevelopment required replacing a long-vacant enclosed mall with an entirely new retail environment through phased demolition, infrastructure improvements and ground-up construction while simultaneously executing an aggressive leasing strategy that attracted a diverse mix of national retailers, restaurants and service providers. Development and leasing progressed in tandem, allowing Springfield Crossing to achieve approximately 99% pre-leased occupancy prior to full stabilization and positioning the project for a seamless phased opening.

 

 

 

The project began welcoming customers in late 2025 with the opening of BJ’s Wholesale Club and its affiliated gas station, followed by Chick-fil-A, Hobby Lobby, PetSmart, Chipotle, Skechers, Carter’s and La-Z-Boy. Momentum continues in 2026 with the opening of Target, its first store serving the immediate Springfield trade area, along with Chase Bank, Playa Bowls, Be Young Wellness Spa and Beyond Oishii, completing a complementary mix of national retailers, restaurants and service providers.

 

 

 

Today, Springfield Crossing is home to more than 360,000 s/f of retail and service space leased to a diverse roster of national brands, representing one of the newest regional shopping centers in New England. The redevelopment has returned a long-vacant property to productive commercial use while creating a modern retail destination for residents throughout Western Massachusetts. Future phases of the master plan envision the addition of residential and industrial development, further expanding Springfield Crossing into a mixed-use destination that will continue to drive investment and economic growth in the region.
