Prescott IOS secures lease of 151 Rivermoor St. for Eastern Bus Co.

West Roxbury, MA Prescott IOS has arranged an industrial outdoor storage lease for Eastern Bus Company at 151 Rivermoor St. David Skinner and Devon Wagner of Prescott IOS represented the tenant, while Caroline Munn and Rob Byrne of CBRE represented the landlord, Feeney Brothers Real Estate.

The 40,000 front foot site gives the bus operator secured yard space close to the routes it serves across Boston and the inner suburbs. 

The deal answered a hard problem in one of the tightest markets in commercial real estate. Eastern Bus was being displaced from its previous yard in Newton by a multifamily redevelopment and needed to stay within reach of its routes. Industrial outdoor storage is scarce everywhere, and inside Boston’s urban core it is nearly nonexistent, as industrial parcels are steadily converted to higher uses. With almost no available yard space and broader industrial leasing velocity softening, Prescott represented the tenant in turning that shift into leverage and securing a scarce site. 

Because Prescott IOS is an established name in outdoor storage, the firm reached ownership directly and worked alongside the landlord’s representatives at CBRE to align the tenant’s needs with ownership’s redevelopment plans. 

For a growing operator that could not afford a gap in service, the result was continuity: secured yard space inside the city, with no interruption to its routes.
