Press|Cuozzo sells New Haven single tenant investment for $528,000

New Haven, CT Stephen Press, SIOR, of Press|Cuozzo Commercial Services, has completed the sale of a single-tenant investment property located at 91 Church St. The transaction recently closed at $528,000.

The 2,400 s/f commercial condominium is fully occupied by Bora Bora Smoothie Café, a casual eatery specializing in smoothies, fresh juices, and healthy food offerings, located in an urban market.

Situated downtown, the property benefits from pedestrian activity and is positioned within an area experiencing redevelopment and investment. Numerous large-scale mixed-use and multifamily residential projects have been completed, are currently under construction, or are in various stages of planning, further enhancing the long-term outlook for the neighborhood.

The property has a premier location steps from the New Haven Green, Yale University, and Yale New Haven Hospital, while also being within walking distance of Wooster Square and Union Station, providing accessibility and visibility.

Press served as the exclusive broker representing the seller, 91 Church Street Associates, LLC, and procured the buyer.
