Pro Con Inc. completes $8.7m Residence Inn by Marriott

Pro Con Inc. of New Hampshire has completed the design and construction of a new $8.7 million Residence Inn by Marriott located at 351 West Main St. in the historic overlay district. Pro Con Inc. was the architect and construction manager for the 4-story, 97-suite design/build hotel. The project is being built for Island Hotel LLC, a joint venture development of First Bristol Corp. as manager of the LLC and Kempenaar Real Estate. The 74,705 s/f hotel offers studios, one and two bedroom suites with complete kitchens and a separate sleeping and living room areas. The hotel is located less than 2 miles from the Newport Mansions on Bellevue Ave., and Thames St. Pro Con Inc. began construction in October 2006 and the hotel opened in August 2007. The hotel is one of the first extended stay all-suite products in the greater Newport market. Residence Inn by Marriott is designed for the extended stay traveler with suites that are up to 50% larger than comparable hotel rooms, offering separate working, lounging, and sleeping areas. Each suite also has a fully equipped kitchen with stainless steel appliances and living rooms with flat screen TV's and separate bedrooms. As part of Marriott's effort to have the Residence Inn feel like a guest's "home away from home", the hotel offers guests a complimentary continental breakfast and evening social hours. First Bristol Corp. is a 30-year old real estate development company who has developed over 3 million s/f of commercial developments including hotels, shopping centers, office buildings and multi-family housing units. Pro Con Inc. is a full service design and construction management firm specializing in all levels of commercial, industrial, institutional and multi-residential projects.
