Project of the Month: Gadles Development continues on $1.6 million construction of Fit Factory at the Kingston Collection

POM Rendering_25Kingston MA Fit Factory, Braintree, has agreed to expand operations into Kingston, preparing to open up their second location as part of a $60 million redevelopment of the Kingston Collection. Fit Factory is investing $1.6 million to open a brand new 25,003 s/f location – the lease is with Pyramid Management Group. Cost breakdown: $375,000 demolition and base building; $600,000 general construction; $325,000 for equipment; $300,000 for exterior facade, interior facade and signage - totaling $1.6 million.

The former Independence Mall has been desolate for years until 24 months ago when Pyramid reclaimed the property at auction. The new Kingston Collection has undergone a massive and extensive facelift, adding Target, K1 Racing, Waxy O’Connor’s and many other large name brand powerhouses.

Fit Factory Kingston will be the company’s flagship club with ?new everything. New cardio equipment, free weights, spin studio, locker rooms with steam and sauna and everything you could ever want in a health club, including the company’s M/O which is a full service CrossFit Box in house! The owners of Fit Factory, Matt Genes, Tracey Gadles, Dennis Bairos and Ryan Gadles have been planning an expansion since Fit Factory, Braintree first opened last year.

With the build out of Fit Factory 1.0 in Braintree and consistently high pricing from other GC’s Gadles Development birthed “Gadles Development - Commercial Construction Division” (GDCSD) in order to streamline costs and efficiency. By brining the project to GDCSD Fit Factory was able to save over $400,000 in general construction cost as well an expedited time frame. GDCSD was able to save Fit Factory about 37% on the bids submitted by 2 other contractors. The project broke ground and permit was issued and they started

trenching the first week in February and the expected completion date of the project is March 27. The other GCs were quoting early to mid May. Speed and economic efficacy should have the club opened before April for all the members (500+) who have signed up during the pre-sale.

With its deep relationship and complete alignment with SN Consulting, the two groups were able to deliver a Health Club layout that maximizes the comfort, sight lines and to create an overall feeling of spaciousness for the members. Fit Factory will without a doubt be the epitome of what a health club should look like and how a health club should be delivered to the market place. On time, and under budget.

Gadles Development is ramping up to take on a high-end 25,000 s/f plus “Big Box” business later this year.
