Project of the Month: NorthPoint completes 140,000 s/f renovation of 91 apartments at 875 Elm Street in Manchester, N.H.

pom-exteriorManchester, NH NorthPoint Construction Management (NPCM) is providing complete design/build services for the renovations of the old Citizens (Amoskeag) Bank Towers at 875 Elm St.  The 140,000 s/f building was originally built in the early 1900s and purchased back in July of 2015 by real estate developer and entrepreneur William Binnie of Carlisle Capital Corporation (CCC) in Portsmouth.  NPCM and CCC work together to collectively design a luxury apartment building in the heart of downtown Manchester in order to revitalize the area.

pom-kitchenDemolition began in early August while city approvals occurred and construction drawings were being complete. After approximately 14 months of construction and various changes due to the complexity of any 100-year-old building, the project is nearing completion and is slated for tenant occupancy by mid-October. The building will consist of a fusion of (91) one and two-bedroom luxury apartments, various amenities for the residence living in the building, a planned coffee/donut shop, (2) additional well established restaurants from the N.H. area and then additionally, Citizens Bank will remain on the first floor of the old Amoskeag tower, allowing them to still maintain use of the original 1912 vault which was built for the original Amoskeag Bank. A majority of the first floor retail and restaurant spaces are scheduled for completion around spring of 2017.

NPCM completed the architectural design services in-house along with support from Dixon Salo Architects, Inc. of Worcester, Mass., WV Engineering out of Keene, N.H. provided MEP design services and the structural engineer of record is Team Engineering out of Goffstown, N.H.  The NPCM project team includes Gary Thomas, Brian Yevick, Curt Guthro, Jillian Shedd, Chris Rheault, Keri Martin and Ben Motzko.

Notable subcontractors include: Twin State Demolition (demolition); Jennings Excavation, Inc. (sitework); Baystate Welding and Fabricating (structural steel); United Roofing & Remodeling, LLC. (roofing, siding /trim); Legacy Wall Systems (drywall); Brunswick Glass, LLC. (glazing); Eco Stoneworks (granite counters); Oceanside Cabinets (millwork & cabinets); Spurling Painting (painting); Universal Décor (flooring); DENRON Plumbing & Heating (plumbing); Accurate Air Inc. (HVAC); and DEI Systems, Inc. (electrical). Merrimack Builders Supply (doors, frames, hardware); Cyr Lumber (trim & millwork).
