Rhode Island’s economy continues to build back from the pandemic and flexibility is still a priority for businesses of all sizes. As New England’s leading business park with over 13,000 people working at more than 200 companies, the Quonset Business Park prides itself on providing flexible options for existing companies, or new arrivals to the park as well.

Quonset’s successful flex industrial campus was established in 2017, filling a void in the commercial real estate sector with modern industrial and warehouse spaces for growing businesses. Many New England businesses have outgrown their current spaces, or aren’t equipped to renovate or complete a full build-out. The flex industrial campus bridges the gap by leasing flexible facilities equipped for growth.

Since 2019, the flex industrial campus has grown to include six completed buildings that are nearly fully leased, with an additional four buildings in the pipeline. The first three flex buildings offer units between 10,000 s/f and 40,000 s/f with individual offices, restrooms, and high-bay space for a variety of uses including manufacturing. We have also added new size options, including units that range from 2,000 s/f to 8,000 s/f, perfect for workshops, storage units, marine craft and much more. Each flex unit’s utilities are also included in the lease terms.

Flex buildings at Quonset give companies the freedom to grow gradually or quickly with flexible sizes, configurations, and lease terms. The amenities are plentiful, too—the spaces are energy efficient and have easy access to interstate highways between New York and Boston. Quonset also has its own public seaport at the Port of Davisville and both freight rail service and a public airport.

Quonset added 305,000 s/f of new construction at the business park in 2022. Our flex industrial campus continued to grow as we completed the sixth of 10 planned buildings (250,000 s/f at full build out) and continued our progress with a ground breaking on Flex Building #7.

Quonset was once again named one of the best industrial parks in America in the past year in Business Facilities Magazine’s annual rankings. Our consistent placement among the top industrial parks in the country is a testament to the world-class infrastructure, streamlined site development and flexible space options that help Quonset companies in all industries thrive.
