Related Beal completes 95,182 s/f lease with Advocates at 251 Locke Dr.

Marlborough, MA Related Beal has completed a 95,182 s/f lease at 251 Locke Dr. with Advocates, a nonprofit human services organization that supports people across behavioral health, disability and brain injury, and children and family services. Related Beal has served as the property and leasing manager of the building since it was acquired by a private ownership group in 2016. With this transaction, the 160,649 s/f office and flex building is now 100% leased.

The new lease coincides with recent lease extensions and modifications by existing tenants Candela Medical Corporation and GE HealthCare Technologies Inc, further reinforcing strong occupancy and long-term commitment to the property.

“In a challenging office market, we are extremely proud to have tenants who are excited to grow their businesses at 251 Locke Dr., and we look forward to welcoming Advocates as the newest addition,” said Steve Faber, executive vice president at Related Beal. “Our continued commitment to creating meaningful spaces and fostering strong relationships has positioned the building to reach full occupancy, retaining important existing tenants while attracting new tenant activity – a milestone that we are all very proud to achieve.”

251 Locke Dr. is located 40 minutes from Boston at the intersection of I-90, 495, and 290, offering access for residents across Massachusetts.

“This new space marks a defining moment for Advocates as we deepen our presence across Massachusetts and Rhode Island,” said Regina Marshall, chief operating officer of Advocates.

“Designed to be welcoming, connected, and purposebuilt for collaboration, this campus strengthens our ability to deliver highquality, communitybased care while also serving as a destination for top talent who share our mission. It reflects our longterm commitment to meeting people where they are, supporting our staff, strengthening our communities, and expanding access to care where it’s needed most.”

The 3-story building features a range of on-site amenities, including a café, conference facilities, a fitness center with a locker room, multiple Wi-Fi-enabled courtyards, and 649 parking spaces. It is also located just two miles from Apex Entertainment, providing nearby dining and entertaining options.

Alison Powers and Robert Walles of JLL represented the ownership group. Jon Pezzoni of Avison Young represented Advocates. Kevin Brawley of Colliers represented Candela in its relocation and extension and Nathan Lamb and Danielle Frisch of CBRE represented GE HealthCare in its lease modification.
