Riverside Properties, Inc. completes redevelopment of 613-629 Cambridge St.

Cambridge, MA An affiliate of Riverside Properties, Inc. has completed its redevelopment of 613-629 Cambridge St. Riverside acquired 613-629 Cambridge St. in May 2021. 

The property was formerly home to the Mayflower Poultry Company, known for its locally iconic “Live Poultry - Fresh Killed” sign. A portion of the property was constructed over 150 years ago and is on the National Register of Historic Places. Following its acquisition, Riverside secured approvals from both the Cambridge Historic Commission and the Board of Zoning Appeals to redevelop the property as a mix of commercial uses, which included office, research & development, laboratory and retail.

Core and shell work commenced in January 2023. Prior to completion, Riverside secured a lease with a company headquartered in Kendall Sq. for 16,500 s/f of the 17,500 s/f building. Riverside and the tenant worked together to design and then construct a facility to support its research in robotics and AI, which was completed in October, with the tenant taking occupancy in November. The retail portion of the property (1,000 s/f) is to be used by a local non-profit as an interactive exhibit through the end of 2025.

The project team included:
• Developer/construction manager: Riverside Properties, Inc.;
• Attorney (permitting): Sarah Rhatigan of Trilogy Law;
• Leasing broker (owner): Christopher Scott of Lincoln Property Company;
• Architect of record: Peter Quinn Architects;
• Engineer of record: RMF Engineering; and
• General Contractor: Stack + Co.

“Riverside’s vision for redeveloping 613-629 Cambridge St. was to create highly flexible R&D space for locally founded companies with teams in and around Kendall Square/MIT,” said Brett Levy, president of Riverside Properties. 

“While sites like this are often sold for residential or laboratory development, we saw a unique opportunity to reimagine the building within its existing footprint by maximizing the use of its tall ceilings and high-capacity concrete floors, making it ideal for the use of large and heavy equipment.”
