Appraiser’s perspective - by Bill Pastuszek

Appraiser’s perspective - by Bill Pastuszek

May 1, 2020
I sit here in my comfortable office, able to work, feeling not all that essential but nonetheless classified as such, and worry about the human toll. I think about those that are sick, those who care for the sick, and those struggling with the crisis’ social and economic

In the face of uncertainty - by Bill Pastuszek

Here we all are, social creatures, prohibited from contact with others. Our public places are not full of the humans they were designed for. Real estate is not being used as it was intended. We venture from our homes carefully.

Industrial market overview in Boston - by Bill Pastuszek

March 13, 2020
In surveying the Boston Industrial market, I came across the following. CBRE’s 2020 Market Overview notes that “the U.S. Industrial market will see some dramatic shifts in 2020. Real estate appraisers appraise real estate, except that what we really value are the rights in real property represented by the real estate. But, real estate is tangible and generally fixed

Appraisal misconceptions - by Bill Pastuszek

February 14, 2020
My very unscientific research shows some myth busting is needed. Here are some myths, misses and misconceptions. 1. The Appraisal Profession is Endangered. Not really. Despites rumors and some efforts to make it so, it’s a pretty good profession to be in.

The year reviewed: An eventful year 2019 was, on many fronts - by Bill Pastuszek

January 10, 2020
An eventful year, 2019 was, on many fronts. On the real estate end of things, it was a pretty much steady as it continues to go this time of year. The biggest surprise was that these markets keep on going, going, going, like that tired old TV Bunny!

Big Data: We must analyze and understand primary data - by Bill Pastuszek

October 18, 2019
Big data is with us, all around us. We are inundated by surveys, studies, charts and graphs, that allow appraisers to understand – or misunderstand – the characteristics of the varied real estate markets in which appraisers work.

Common sense in 2019 - by Bill Pastuszek

September 13, 2019
This article was originally written in 2015. Seems like a long time ago. Interestingly how everything changes there are some fundamental concepts that don’t. A lot of economic behavior takes place based on a lack of knowledge and judgment and over-reliance on habit, benchmarks, or other factors founded

I reread an article I wrote three years ago entitled “Appraisers in a Box.” The article discussed that “[r]eal estate professionals are finding it increasingly difficult to carry out professional responsibilities in an increasingly competitive and regulatory stifling environment.” The professionals include those in conveyancing, brokerage, and appraisal.
